What is a bonded land syndicate?

A bonded land syndicate enables a group of like minded investors to come together and invest in a specific property project protected by way of a UK insurance bond.

How is this achieved?

The syndicate members pool their capital together, which is then "lent" to the Developer, for a pre-agreed return and timescale. That pool of money is then used to buy land or property and develop it.

How many Investors make up a Syndicate?

Each syndicate is made up of 11 slots, with each slot representing 25,000 GBP of investment. Each investor must make a minimum investment of 25,000 GBP for 1 slot within the syndicate. Therefore, there will be a maximum of 11 investors within each syndicate ( providing they were all to take the minimum investment term ), or minimum of 1, should they choose to make the maximum investment for the 11 slots ( 275,000GBP).

How is the Syndicate structured?

A Loan Agreement is signed between the Investor and the Developer.

Exit

Syndicate Objective:    

 

To purchase pre-planning land plots at Jardin de los Reyes,  hold the land for 2 years (2010) and achieve upside growth of successful planning.

 

Project Description:     

 

Syndicate members will support the purchase of 22 plots at pre-planning stage, and hold for 2 years while the outline and final planning is achieved. The Syndicate will then be refinances and members will receive their profit.

 

Investors Return:          

  • Outline planning expected Summer 2008
  • Full planning expected March 2010

5 year Development Profit Syndicate at Jardin de los Reyes

 

Syndicate Objective:    

 

To purchase land plots at pre-planning stage, hold for 2 years to achieve upside growth of successful planning and to build 22 villas to completion 2013.

 

Project Description:  

   

Syndicate members will support the purchase of 22 plots at pre-planning stage and hold for 2 years to achieve full planning.  Plots will then be refinanced to provide funding for building 22 villas on the plots. On build completion, approximately March 2013, valuation will ascertain end value and profit share will take place. Throughout the term of “hold and build”, Syndicate members receive an annual income plus a guaranteed percentage bonus on completion.

 

Investor Return:           3 structured returns

1.      Income at 6% per annum, paid in arrears

2.      Bonus of 40% (of original loan) on completion

3.      Bonus of share of 15% of net profit (pro-rata on amount invested).
