Purchasing your first home is a huge and complicated task. It is also the most expensive investment you are likely to ever make. Most homes are more expensive than getting married, having a child or getting a college degree; in many cases, a house may cost more than all of these things combined. Many first-time home buyers make mistakes that they will regret for years. Don’t let this happen to you.   • Know What You Can Afford

Do you know what the maximum house payment you can easily afford is? Are you planning to just take with whatever the bank will give you? That could be a big mistake. You need to sit down and analyze your finances. Make out a budget and figure out what the largest payment you could comfortably afford is. The key word is “comfortably.” You don’t want to end up living in a large, empty house that you can not afford to furnish.

  •  Use the Total Cost of the House in Your Calculations

The mortgage payment is only the beginning. You will also have to pay property taxes and insurance. Another factor most couples leave out is maintenance. Even new houses require some upkeep. You will also need to factor in the cost of buying lawn care equipment, furniture and window coverings.

  •  Shop for the Mortgage First

Put down your real estate magazines. Log off the property listing services. You need to get qualified for a loan before you ever call an agent. Not just any loan, either, but one that is right for you and your family. You may need to shop around at several different banks.

  •  Not Using an Agent

Agents know the real estate market inside and out. They understand the process and the legalities a lot better than you. They also have a lot more tools at their disposal that can be used to help you find the right property. The right agent will make the entire process much smoother.

  •  Don’t Use the Seller’s Agent

Most homebuyers don’t realize that all agents, unless contracted otherwise, work for the seller. An agent’s job is to get the highest price for any property. You, on the other hand, want to pay as little as possible. When you are searching for an agent, look for a professional buyer’s agent who will represent your interests and not those of the seller.

  •  Make a Good Offer

When you find the right property, don’t put in a lowball offer, or you are likely to lose the house. You don’t want to overpay, either, so consult your agent about the right price.

  •  Protect Yourself

Include clauses in the contract that will allow you to cancel the sale if the inspection report comes back bad or anything else goes wrong.

  •  Get an Inspection

Too many buyers skip having a professional building inspection, only to discover that the dream home they just bought is riddled with expensive problems. You need to have an inspection to protect yourself and your investment.
