Top 4 Property Investments of 2011

The world’s economy may be all over the place at the moment, but this does not in any way mean that there is not still plenty of money out there for the making in the property market. It is now about four years since the financial problems first begin radiating out from the USA and most markets are still trying their very best to find their feet again.

However, by turning attention away from domestic shores when it comes to property investments, it soon becomes clear that some of the greatest hopes the world currently has for growth and prosperity lie in what would have until recently been described as modestly developing nations.

As such, the following is a brief rundown of four of the very best investment prospects for 2011 in the new face of the world:

1 – Turkey

Difficult to believe perhaps but by far and wide the most deserving winner of the number one spot, Turkey has shown the most incredible resilience to the recession and happens to be one of the fastest growing economies anywhere in the world. While the EU continues to fall to pieces right in front of the world’s eyes, more and more are3 looking toward Turkey with a new sense of hope.

Having come into the mix from relative obscurity, Turkey is now by far one of the world’s most stable countries. Back in 2009, the budget deficit was somewhere around the 4% and is now thought to register more around 2%. A number of sweeping banking reforms following the crisis of 2001 and relatively new mortgage market left the banks of Turkey largely unfazed by the most recent crisis.

Furthermore, minimal rates of inflation and time spend paying debts has given the Turkish Central Bank the ability to offer low interest rates without having to worry about the stability of the economy.

High growth, stability, low interest rates, low property prices and unwavering stability make Turkey the top pick of 2011 by far.

2 - Brazil

The current government in Brazil has achieved more over recent years than many other could possible measure up to in decades – namely the removal of 20 million people from poverty and the addition of 27 million citizens to the middle class list. However, the schemes introduced to help lower income families buy a home of their own has resulted in a shortage of houses that currently rests at 7 million and is growing.

Of course, a housing shortage is something of a significant problem, but what it really equates to is enormous demand from a country where the economy, population and affluence are growing fast. Needless to say, savvy investors can benefit directly from all of this.

3 - Egypt

The market in Egypt is largely similar to that of Turkey, though of a smaller size and still in an earlier stage of development. The main locations where property investments have the potential to prove massively lucrative are the holiday destinations where tourism is already strong and growing by the day. Now only do the massive developments offer some of the most affordable bargain properties the world has ever seen, the sun, sea and sand is also thrown in as a bonus!

The result is the ability to buy into fully fledged holiday homes that are already proving to be an enormous asset to the country and the economy as a whole, perhaps leading to returns far in excess of standard rentals or resales.

4 - USA

Across the USA, housing prices have plummeted to record lows for two main reasons. On one hand, there is the continual problem of repossessions and short sales arising from mortgage payers defaulting on their obligations, while on the other hand those being put up for sale on the open market are seeing their prices tumble by the number of repossessions going on around them and destroying land/area values. Needless to say, one’s loss is another’s gain and there are some deals on the other side of the pond that really defy belief.

A stunning 2 bedroom property located near Disney World in Orlando for less than 50k, which includes all applicable charges, taxes and luxuries barring the removal truck rental, is an epic investment that simply cannot fail.
