In the past, private property was outlawed under the ultra-Maoist Khmer Rouge regime of the late 1970s - and the communist-orientated governments that followed it – meaning at that time property was basically worthless. With ensuing political stability came rapid development and foreign inward investment in huge proportions, particularly into the real estate market. Cambodians who previously owned worthless land, soon found they were sitting on a gold mine, jumping a class-bracket virtually overnight.

Today, property in Cambodia represents a very buoyant market, attracting an average 20% profit per annum. Investors are buying up property that is in particularly high demand in the major cities where demand is so high that many developers are offering guaranteed rental income of 10% for the first two years of ownership. Most analysts expect the current boom in Cambodian property to continue for at least the next five years.
