What is a SIPP

The Rental Scheme


Purchasers at Dunas Beach Club can also join the Rental Scheme within the resort. Set out below are the rules of the scheme;




  • 15 year contract




  • Does not restrict sale of property (New purchaser must continue in the rental programme)




  • 5 weeks per year personal usage (free) 2 weeks can be taken in peak season (Easter week, Summer hols and Xmas week)




  • 5 weeks can be waivered for proportionately higher rental income in one year and then retained again the next.




  • No free usage allowed for SIPP purchasers (only cash)





How does the Rental Scheme Work


Rental Pools are formed consisting of similar property types.



A consulation with the hotel operator will then determine the room-rates for each pool. These will be monitored to reflect supply/demand forces, competition and events.



The pool will be rented on a rotational basis, generating a 'gross' revenue for that pool.



Operational Costs will be deducted from the gross revenue - such as; water, electricity, cleaning and consumables, furniture, property management etc.



This determines the NET INCOME for the pool



50% of the NET INCOME is distributed equally amongst the owners of the pool



A 'Management Fee' is a separate payment that must be made from the owners 50% share (towards the upkeep of shared areas)



The rental income (Net of operational costs) is paid quarterly, in arrears.

Flying to the International Airport on the Island of Sal you will be able to view some of the best beaches in the world, the site where Dunas Beach Resort and Spa will be situated, the surrounding area and a chance to sample the lifestyle of this up and coming piece of paradise. The tour itinerary includes flights, transfers, hotels, meals and guide. The tour is only available to book once a reservation has been made.



1 Week 'All Inclusive' Trip




  • Flights are typically from Gatwick Airport on Mondays (although flights are available from Manchester and Birmingham)

  • Flights, accommodation, transfers, site visit, food and beverage taken care of.

  • Dedicated 'On Island' inspection team



The Terms and Conditions




  • A 750 contribution fee for the 1 week trip is required (paid before travel)**

  • The remaining 50% is subsidised by The Resort Group

  • The £750 must be paid at the point of reservation, this is in addition to the reservation fee, for example;

    €2,000 / 1.25 (or relevant promotional rate) = £1600 (to reserve property) + £500 for 1 week inspection trip (per person)


**Clients must attend full tour as per itinerary.


SIPP clients must pay 100% of trip costs to comply with HMRC (no subsidy)
