Tourism 'helping Cape Verde property industry expand'

The growth in tourism in Cape Verde has helped the country's real estate sector grow, it has been asserted.

Writing for the Telegraph, Saundra Satterlee described the island of Sal as the "property hub" of the archipelago, which consists of ten isles.

She noted that much work is being done to improve the infrastructure on the islands, while there are several high-class developments where investors can purchase a property in Cape Verde.

There are many reasons why investors may feel comfortable investing in real estate assets here, not least that its rules relating to such transactions are based on the Portuguese model and are more comprehensive than the regulations in other countries in the region, Ms Satterlee explained.

Other factors that may appeal to those keen to invest in overseas property include its political stability and low inflation, she added.

Last month, the World Bank and International Finance Corporation Doing Business 2012 survey highlighted the nation's efforts to improve the property registration process.

According to the research, it takes an average of 31 days to complete the procedure in Cape Verde and the country is ranked 61st out of 183 locations for this particular metric.

Passenger traffic at Cape Verde's airports rose 5.6 per cent year-on-year in the first half of 2010, according to latest figures, which could be of interest to people considering investment property in the nation.

A new airport is being planned for Cape Verde, it has been announced, something that could boost tourist rental property in the country.

The country's government has revealed that the new facility is to be constructed on the island of Santo Antao, the first time an airport has been placed there, Macuahub reports.

Work on the airport - which will be constructed near the city of Porto Novo - is due to commence before the start of 2010.

A new air link to Cape Verde has been announced, something that may encourage those looking to invest in the islands.

This will see Air Portugal offering three flights a week from Lisbon to the new Sao Pedro airport near Mindelo in the island of Sao Vicente, Macauhub reports.

Luis Garcia, the airline's Cape Verde representative, told Portuguese news agency Lusa that the flights will start when the new airport - the fourth international hub in the archipelago - is able to take night-time flights, something that could happen as soon as August.

The move may help those keen on investing in Cape Verde, particularly if they wish to combine this with investing in Portugal as well.

A new major ring road project on the island of Fogo will boost that part of the Cape Verde property market, it was recently predicted.

The Cape Verde property sector is being dominated by activity on the island of Sal, it has been stated.

Managing director of Cape Verde Property Adrian Lillywhite said that house sales have taken a dip since the start of the world recession, although tourism is still "emerging" with a six per cent rise in hotel bookings last year.

He suggested buyers need to look beyond the current situation, stating: "People who buy in Cape Verde now have to look at the medium-term view, maybe the five-year view, to be completely convinced that the island's future is really strong."

Mr Lillywhite predicted that the archipelago will have a bright future, while also noting that Sal is the island where most activity is concentrated and where two-thirds of the 150-strong British ex-pat community lives.

Those who might wish to fly to Cape Verde while also investing in France may be interested by news that a new service is to start later this year between Paris and Sal.

XL Airways will fly one plane every Friday from October 23rd, initially until April 30th 2010, Macauhub reports.

Cape Verde's property market is set to benefit when the country becomes a member of the World Trade Organisation (WTO). Cape Verde will join the WTO later this month, which is expected to lead to further growth in the property sector.

Cape Verde will join the WTO on July 23rd. Pascal Lamy, director-general of the WTO, said of the accession: "WTO membership will enable Cape Verde to participate more fully in the global economy and will provide the country with a predictable and stable basis for growth and development."

The boost to Cape Verde's economy will in turn benefit the property market, according to John Farrelly of London International Property: "I think this can only help....There are a lot of opportunities for investors and that's why a lot of people have got in quite early."

Investment is already being made in Cape Verde's infrastructure; the port of Praia is to be modernised and expanded, according to the Millennium Challenge Account - Cape Verde Management Unit (MCA-CV). The project will be only the second country in the world to benefit from US-based MCA funding, according to news agency Macahub. In total, Cape Verde has been granted $110m for infrastructure projects, and work is to begin on the port next October.

Former Portuguese prime minister Mario Soares has highlighted the growing appeal of Cape Verde among holidaymakers.

According to the ex-premier, the west African archipelago is becoming more and more popular with people from Europe.

Speaking to Inter Press Service, he said this is because it offers attractions such as hot and sunny weather all year round, along with a rich culture.

This, he stated, has helped Cape Verde to become an "enchanting" destination for people from all over Europe.

Mr Soares commented: "The archipelago is turning into a prime tourist destination."

The growing popularity of the Cape Verde islands has been further highlighted by new research from Lastminute.com.

A study by the online travel agency identified the African country as one of the most popular choices among Britons looking to spend Christmas abroad.

The firm stated that the number of people heading outside of the UK for the festive season was likely to be 11 per cent higher than it was last year.

This was attributed to a strong desire to enjoy sunny weather at winter and to avoid being obliged to visit relatives and in-laws.

John Bevan, managing director of Lastminute.com, said: "It would appear Britons are opting out of the pressures of a family Christmas, which include having to visit both your own parents and the in-laws."

Other warm destinations were also found to especially popular choices, including Egypt and Dubai.

The Essex Chronicle stated that islands would be the "hot new holiday destination" for 2008 and attract more interest from Britons.

Speaking at a press conference, Victor Fidalgo of Cabo Verde Investimentos stated that this year's total number of visitors could come to about 320,000.

Holidaymakers are flying to Cape Verde rather than similar locations thanks to a cut in the flight time, according to new figures.

Jet2Let statistics, Sambalad Development said, showed that the direct flight from London Gatwick to Cape Verde, which took 5.5 hours, was more preferable to tourists than the 13.5 hour trip to the Maldives.

There was a 26.6 per cent increase in tourism in Cape Verde last year, according to the National Statistics Institute.

Jenny Adams from tour operator The Cape Verde Experience said that direct flights had fuelled more interest from the UK.

"The UK population is now discovering the appeal of this unique archipelago, and there has been a buzz about the islands for the last year, as Cape Verde continues to be the must-visit destination," he said.

Investors could be missing out on significant opportunities if they only look to purchase properties in traditional holiday destinations, according to one expert.

Research by Foreign Currency Direct found that 15 per cent of overseas property investors own properties in Spain, with a further 12 per cent entering the French market, reports Easier.
