Overseas property buyers should look at budget airline routes to identify potentially good investments, according to experts.
Obelisk International said that people could plan their investments strategically as new airline routes offered by cheap carriers often indicated the next investment hotspots.
The areas themselves were also said to benefit from cheap aviation, with countries such as Cyprus seeing "huge expansion" in two major airports.
In addition, Bulgaria was named as another place that was reaping the rewards, as increasing the number of flights led to both property and rental prices going up also.
Kevin Prior, investment director at Obelisk, said: "Knowing exactly where the cheap flights are travelling to is certainly a key element to investment success."
He added that the potential of many areas was reflected in the level of competition between airlines, many of which were engaged in price wars to attract custom.
Recently, currency specialist HiFX highlighted a surge of interest in buying overseas properties this summer among Britons.
