Who Are We? Route2Turkey, Established in 2009, is a company borne from years of hard-won experience of various roles within the overseas property sector. The company`s directors have been assembled from some of the best real estate talent out there, and between them they have many decades of experience and hundreds of pre-forged contacts within the industry, allowing Route2Turkey to offer service based on trust and reliability to investors thus provide their client base the necessary service throughout Turkey. After Learning from the real estate boom, our management team has previously worked with overseas property companies - companies that both led and followed the real estate boom of the past decade. They watched all the successes (and the mistakes) that these companies made, and learned from them - and more importantly, the hard - lessons of those early boom years.

Route2Turkey has in place a 4 point protection system We have enhanced and modified the system to be able to work any region in Turkey, to protect the investor by using a 4 point protection system which is our way to protect you and secure your property investment purchase in Turkey. Although we are working with trustworthy and established builders and all of our properties and projects have had their Due Diligence checked (that the deeds, planning permissions and all paperwork are present and correct), we want to offer you an extra level of security and peace of mind in your purchase. Our System involves a four step procedure that we will follow through with you in the purchase of your property through Route2Turkey, to make sure that everything goes smoothly.
The system only works if you the client follows what we recommend; Step 1: Use a, Turkish Lawyer that we suggest; Part of this involves using an independent Turkish based Lawyer to act on your behalf and not be linked or have any connection to the developer and preferably one that can speak English (although that is always not necessary) which we recommend to you as a reliable choice in the area you are buying in. Step 2: Doing Homework on the Property; Before anything is done, the paperwork is checked by the Lawyer, making sure that the property is actually owned by the person selling it, or if not, there is a Power of Attorney saying that the this person can sell the property on their behalf and there is no debt placed upon it. If it's a project, the deeds have been split and allocated, that there is planning permission for the development and that the licence is valid for that development. Step 3: Preparing a legally binding contract; Contracts need to be drawn up by the lawyer, between yourself and the developer, which would be in Turkish and translated into English by a qualified translator. The solicitor/your Agent should also sign the contract as a witness.
If you prefer the contract can be done through a notary and officially translated. (We have seen many good intentions go to waste and many broken Dreams because clients let their emotions run away that’s why we are here to assist you). The contract should also include money left over for snagging and a penalty clause if the off-plan project or the Apartment isn't completed on time or completed properly and have maybe €2000 EURO held back just to make sure it is completed. Step 4: Protection for your purchase; The best protection on a property is ownership of the title deeds, however because foreigners in Turkey, 1st have to go through a military search, which then checks the property isn't in a military restricted area and that you are genuine person buying, before the deeds can be transferred to you or a mortgage can be assigned. The process of Military Searches can take between 3 to 9 months (dependant on the area and their workload), hence a certain protection needs be given for the money you have paid towards the property, until the deeds of your property are transferred. Route2Turkey can recommend several different ways to implement this protection for you and your property, which can be discussed together with your solicitor when it comes to purchasing your property.
