Tartumaa, otherwise know as Tartu, is a region covering south eastern Estonia. The population of the county is 148,992, which accounts for 11% of the population of Estonia. The main urban centres are to be found in the municipalities of Elva, Kallaste and Tartu where the majority of property investment opportunities can be found.

A well developed economic system is evident in Tartumaa, with the labour market centering on the city of Tartu, where some 6,000 companies and 2,000 self-employed workers are registered, while the services sector now employs around two thirds of Tartumaa’s population. In addition to economic activity, Tartumaa boasts a major university town and cultural attractions at Tartu, with 40% of Estonia’s students living and studying there. An abundance of students, along with lively economic activity, gives rise to a strong buy-to-let market in the Tartu area as well as other urban hubs within the region.

Estonia's only navigable river, River Emajõgi (100 km), flows through the region, connecting Lake Peipsi and Lake Võrtsjärv. The landscape is beautiful and varied, composed of forests and cultivated land, along with waterways and lakes.
