We are presently working on a block of 11 flats (owned 100% by us) for the resale market.&lt;br&gt;We have identified at least 8 – 10 properties / projects in this area ranging from 80,000 to 2.5 million Euros. (Buying price) We are seeking investors with at least 50,000 Euros (£40,000) either hands on or funds only. The returns will be in the region of 30% – 50% depending on investment (calculated from our German estate agents figures and our property’s valuation)&lt;br&gt;Because I have lived and worked here half my life, I speak fluent German and understand the buying &amp; selling process as well as location, location ect. Obviously there are, at present no developers in this area… yet! (Not Berlin, Munich ect.) The properties are mainly blocks of flats acquired through public auction, private derelict buildings or rebuild.&lt;br&gt;Both my partner and I are experienced developers, so we understand the need to move quickly. I have c. ?120k capital, as am looking to leverage up, I have identified a few properties in the €650-700k region.&lt;br&gt;&lt;br&gt;I have a solid credit background and have c. ?300k capital in my house I could use if required.&lt;br&gt;&lt;br&gt;I have tried a number of the larger UK players, who have seemingly never heard of the largest country in the EC and consequently would not dream of lending money (Why only Spain, France, etc.???).&lt;br&gt;&lt;br&gt;I have contacted a number of the large German players, the majority do not lend to non residents. Interhyp, are close, but of course do not value the property at the same level as the market (50% less!!!)&lt;br&gt;&lt;br&gt;Then I thought GMAC, global players, they lend money to sub-prime, are involved in the german market and have a US mentality....a lovely lady at the Bracknell UK head office informed me that GMAC dont do Germany, she should know she works there.....&lt;br&gt;&lt;br&gt;With all the people buying there, someone must know of a way.
