| After our visit to Jardin De Fleur,
a few questions have cropped up!!
Is the Purchase Price inclusive of VAT?
Is the maid service etc included in the Service charge?
Will Air Con be installed in the properties?

| | Hi Harsha, There are no extra costs involved in the purchase other than things like lawyers and notary fees etc. You should budget for about 5.5% - 6.5% of the purchase price to cover these costs. Air conditioning is fitted as standard and will feature both hot and cold options. Made service will covered in any rental management package that the developer puts together Hope this helps, Andy |

| | I've spotted figures being banted about on other forums regarding a tour operator approaching PL over possibility of using villas and/or apartments. Does anyone know more about this? |

| | Hi Soup, Property Logic are getting approached by rental companies and Tour operators on a daily basis. From what Sean has told me they have been approached by James Villas who offered them 6% to which they have refused. Property Logic are looking for a company that will be able to handle all 11 plots that they have. They will not be putting anything together until about a years time, this is a wise idea as Property Logic are now responsible for about 2 thirds of the private accommodation in Saidia. In a years time they will have most of the projects underway and the resort as a whole will be further developed and we might even know about flight routes into Oujda and other infrastructure. With this progress Property Logic will be able to demand a higher rental return for their clients. Andy |

| | Thanks Andy. While 6% is better than what is available elsewhere (thinking Magnum here) I think PL have done the right thing in knocking it back. Would want more than 6% particularly as property increasing in value would likely make that 6% worth nearer 4% by time of completion. |
