| Does anyone know of any resales available in the Magnum development in Saidia? I am interested in selling my contract on, prior to completion.

Am dealing direct with Fadesa, though I have other reservations through an agent, mainly in Sunset Beach Club (near Casablanca) and Les Palmiers. Do you know anything about those developments... anything good/negative/whatever??
Frankly I am wondering if the Magnum apartments are completing just a little too soon for them to really be of good investment value. As I am buying for a combination of capital appreciation and rental income - not personal holiday home (that's in Kenya!!), I wonder if it is better to stick with the ones that complete later and therefore have more time to appreciate.... any views?

| | Hi Tigress, Ok, first of all have you spoken to Fadesa about them reselling the magnum unit for you? As you did not use an agent to purchase this property I think you will find it very difficult at this stage for a company to take it on as a resale product in a project that still so much property still available. The other option is to try and promote it yourself through the forums as there are plenty of people still looking for property in Saidia and with prices going up all the time there may be a chance for someone to snap up a bargain + avoid any agents commission. I think that there are only a couple of properties available On Magnum (if any) and the nearest comparison is RT2 by Jardin de Fleur and with prices on there starting from £120,000 you might have a chance to sell it on prior to completion, really depends on the property you have reserved and what it can offer. I can only really comment on Les Palmiers as we do not deal with Sunset Beach Club. I have quite a few clients who have reserved units on this project and 2/3 of them have been out to view the plot and all have been impressed with the area and what they saw. I think it will be a good investment but I understand that some people are getting frustrated with the long wait.....but hey all the time the money is set in your account the better. Also the longer the delay in the start date the more Capital Growth. I think it will be more of a long term investment and can only benefit from the larger projects going into the area........+ where in Morocco can you get a 2 bed fully furnished 85sqm apartment from 65,000€. | Hi Andy and thanks so much for taking the time to answer my queries... really I am at the stage where I am deciding whether or not to actually take the contracts on two other magnum apartments in the hope of being able to flip the contract prior to completion. I agree with what you say about Les Palmiers, I think that will be good - the long time to completion is certainly good for capital growth, which is what I am wanting.
My main feeling about Magnum (though I haven't been to Saidia, but I am going next week) is that it will probably be difficult for rental in the first year or two as I believe that none of the golf courses or anything will really be ready for a while... what are your thoughts on that?
My gut feeling is that later completion dates firstly mean that we don't have to dig into our pockets for a while, and secondly more of the resort will be completed which will aid rental value and desirability...
