Other Description
Superbly situated, 19th century Chateau / Manor house for sale with adjoining tobacco barn, swimming pool, terraced gardens set in the valley of several chateaux with 3 'Plus Beaux Villages, Beynac-et Cazenac, Domme and La Roque-Gageac nearby. The property looks out across the Dordogne valley towards the Château of Castelnaud. This south facing house was rebuilt in 1860 on medieval Cellars, by a returning war hero from Napoleon’s army.
This house has a lot of history, notably in the 1950's when it was, for many years, a restaurant frequented by stars including Josephine Baker, Jean Gabin and Brigitte Bardot.
Over the past 10 years, the current owner has restored the house with all modern comforts. On the raised ground floor is a central hallway with beautiful wooden staircase to the 1st floor. A large square living room with woodburning fire and access to the covered / open dining terraces (40m2), with to the left a large dining room (28m2) with attached walk-in linen store.
At the end of the hall is a WC with washbasin, leading on through to a recently fitted kitchen with vaulted ceiling and old original fireplace. This has access to the covered dining area and terrace plus the adjoining laundy room/office and rear entrance.
On the first floor there are 4 generous double bedrooms (34m2, 28m2, 17m2, 13m2) and one twin bedroom (12m2). Each of the bedrooms has en-suite shower or bath rooms. All the bedrooms have parquet floors, three have south-facing windows and two are north facing.
On the lower ground floor is the basement, running under the whole length of the house, with two high-arched front entrances housing the boiler room and a wine cellar with exposed stone walls and beamed ceilings. Under the stone steps to the left of the cellar entrance is a useful garden WC.
On the upper ground floor level with access from both the kitchen and the living room is a covered area, ideal for al-fresco dining. On the lower ground floor level to the right of the house is the enclosed pool area with stone paved surround and small pump room discreetily concealed by the traditional Perigourdine "colombages". Around the pool area and to the sides is a pretty landscaped garden with mature trees, flowering shrubs, fruit trees, vines and flower beds.
Outside, the grounds of 3,421 m2 are terraced on four main levels with a wood running along the top level behind the house. A set of wide stone steps leads down to the lowest terrace which is grassed and enclosed by stone walls and where the owner has established a kitchen garden amongst the variety of fruit trees in the orchard.
Adjoining the house on the left side with access from both the south and north sides is a large tobacco barn (60m2) which has the potential and outline planning permission for three floors of living accommodation. Currently, the barn is used for storage and as a garage. The owner has also created an office / kitchen area that is independent of the house. In front of the house and barn is a parking area for around 4 to 6 cars.
The area is well used to tourists from all over the world. Walking, cycling and canoeing, horseback riding and hot air ballooning. Known as the land of 1001 chateaux, there is almost one on every cliff top and there are prehistoric caves with some of Europe’s most important cave paintings. Medieval villages and towns all provide a back drop for a rural French life style, evident in the weekly markets. Locally produced duck and goose, foie gras, confit and magret, delicious walnut products, oils and aperitifs.
This is a finely preserved property with lots of character, suitable for a large family home or established bed and breakfast, with lots of further potential. Located in the 'Golden Triangle" between Beynac, Domme, and just 10 kms from the final jewel, the beautiful town of Sarlat in the Perigord Noir.
