old character village maison de maitre with 3.5 hectares, poss gites. just 10 minutes north of the market town of maubourguet, the oldest part of this lovely house dates from the 1600's; with later additions in the 1800's, and has preserved loads of its early charm and character, and is yet comfortable. it offers a total of 3 ? 4 bedrooms, 1 ? 2 receptions, 2 kitchens, 2 bathrooms, plus further potential in the outbuildings, loft and former wine store, all set in beautiful gardens of 2,525m², plus a further 33,620m² of meadow and woodland, with views over the valleys beyond. double wrought iron gates with a single lych gate lead in from a small country road to the lovely courtyard, which is surrounded on three sides by the house and outbuildings which form a ?u'. the house and outbuildings are very pretty, and the façade of the house is in the neo-classique style, the architectural basis is that of pre- revolution times, and the roof is ?en corniche' with hand made tiles (of which a spare couple of thousand come with the house!). the front door leads into a tiled entrance hall (6.4x2.1=13.5m²). immediately to the right of this you find a lovely living room (4.4x5.2=22.9m²) which boasts a large open fireplace and two eviers (original stone sinks), and other original features such as mouldings and exposed beams. it is thought that one of the sinks and the doors off the entrance hall came from a local chateau destroyed at the time of the revolution! through this room you find the first kitchen (3.5 x 4.4=15.4m²) with breakfast bar and fireplace (with an original bread oven in perfect working condition). another feature in this room is the old ?potager', and of course the beams... this room has a door to the pretty northern courtyard. the kitchen leads back into the hall, and across to a bathroom (1.3x2.2=2.86m², and then a door to a former wine store (38m²), with original press, which offers potential for conversion. back in the entrance hall, the lovely carved wooden stairs (with wc underneath) wind up to the first floor landing and dressing room/office (6.6m²) off which, to the left, you find a lovely large bedroom (5.4x5.4=29.2m²) well lit be windows to the east and to the south. to the right of the landing you find another bedroom (5.8x2.5=14.5m²) through which you find a large loft space as yet unexploited (7.4x5.8=42.9m²)... half way back down the stairs you find a door to some loft space which would be ideal for storage. these rooms make up the first potential apartment, with their own independent access, and can be locked off from the rest of the house. back at the front door, to the left you find a third bedroom (4.6x5.6=25.8m²), with fireplace fitted with a designer ?insert' (vented and fitted wood burner). through this room you find another room currently used as a bedroom, but which could also serve as a living room (4.45 x 5.7=25.08m²), which derives its heat from a vent from the ?insert'. a separate door gives access to the front garden from this room. a couple of steps lead down from this room to a second kitchen (3.0x3.1=9.3m²), along from which is a bathroom (2.7 x 1.8=4.9m²) and a separate wc (2.7x0.8=2.16m²). a door, currently sealed, leads from this corridor to the wine store, so there is interesting scope for extension here. a door also leads out of the kitchen to the front garden, in the shade of an archway linking the house to the barn and leading to the back garden. the outbuildings to the left and opposite the house date from the 1600's, and consist of the old stable block, and are built of mud. this block oozes lots of charm, and offer potential for conversion to further accommodation (56.4m² ground floor only), or reverted to its former use.... there is also a barn and garage, built in flint and mud, which joins the house to the stables, which offer further potential on two levels, the ground floor area measuring 140m². the gardens, which surround the h
