The Palazzo dominates the extensive valley from on high, looking out over the countryside to the horizon from its perch on the top of a hill located 15 km from Assisi and Perugia, Umbria’s two most important historical cities.
Its location is certainly one of the property’s strong points: on a hill, with stunning panoramic views and surrounded by green - yet not isolated or hard to reach. The main artery that runs through Umbria, the E45, is just 3km away and ensures an easy connection to Lake Trasimeno (38km), Gubbio (28km), Spoleto (62 km) and Cortona (64 km).
Not only, but the Palazzo is also almost exactly halfway between Florence and Rome, each only about 170km away and easy to get to within an hour and half’s drive, while Perugia’s Sant’Egidio international airport is only 10 km away.
Description of buildings
The Palazzo has about 700m² of surface area spread out over its three storeys.
The building houses a large master apartment and a smaller separate apartment for a total of six common rooms, nine bedrooms and seven bathrooms, as well as a relaxing cellar-like ambience in which to sample wines and a small outdoor building made of stone which can be used as a laundry room and storeroom.
Outdoor space
A majestic oak tree welcomes guests at the entrance to the Palazzo, around which there are some 2.5 hectares of land.
Not far from the house there is a spacious garden with swimming pool, simple and well integrated into the landscape. The L-shaped building and the small outdoor structure opposite it together form a pleasant and protected stone-paved courtyard in which to enjoy outdoor meals in the summertime with friends and family.
Usage and potential
Assisi and Perugia are the two most popular Umbrian cities visited by Italian tourists and, more importantly, by foreign visitors. For this very reason, and thanks to its strategic position near the main roads and its roomy and flexible indoor spaces, the building has been converted to use as tourist accommodations.
In fact, the quiet and peaceful garden with swimming pool and the Palazzo’s ideal location make it the perfect place for visitors to stay and from which they can easily visit all of the lovely historical and artistic cities this splendid region has to offer.
