Spoleto is one of the most enchanting cities of art in Umbria, renowned for its "Festival dei Due Mondi" that has been livening the streets of the historic centre with international cultural and artistic events for over half a century in the summertime.
The Pied a terre is located within the city walls of the historic centre, in one of the medieval streets that from the lower city leads to the centre. It is a few steps to San Gregorio square and to the main street of Corso Garibaldi, in one of the medieval alleys, once the location of the craftsmen workshops of the “Fornari”, “Focaioli” etc.
The position is easily accessible, the quickroad leading to Perugia (58 km), Assisi (46 km)and Spello (34 km) is a ten minute drive. Rome is one and a quarter hour drive (130 km), while Florence is a two hour drive.
From the apartment the railway station of Spoleto is one minute drive and less than a ten minute walk.
Description of buildings
The property is an independent portion with entrance directly from the street. It is set on two levels plus a basement room for a total net surface of 64 sqm (43 sqm of residential area plus 23 mq of the basement).
The ground floor consists of a single room hosting a living-room, a dining area and a kitchen.
The living area is featured by a wide French window next to the entrance door, reminding of the typology of medieval workshops with their ground floors featured by a large opening by the entrance used to display and sell the goods.
A cast iron spiral staircase connects the ground floor to the first one composed of a large double bedroom and a bathroom with shower.
The bedroom features high ceilings with beams and exposed tiles and is completed by a useable fireplace.
From the living area, a staircase with trapdoor leads to the basement that hosts a low ceiling room ideal as utility room, pantry or storage.
Condition
The apartment has been restored preserving the original materials, such as the old cotto tiles of the ceiling in the bedroom and the original planking of the ceiling in the living area with the large wooden beams.
The floors are made of handmade cotto.
