CURRENTLY BEING RUN AS A SUCCESSFUL BED AND BREAKFAST AND HOLIDAY LET BUSINESS., , Villa Rosa is a beautifully restored 19th century Venetian-style villa set on the edge of the National Park of the Dolomites (UNESCO World Heritage Site) and just one hour north of Venice., , The nearby town of Feltre is a walled, 15th century market town known as 'la citta affrescata', the frescoed town., , Villa Rosa is set on the side of Monte Tomatico in a commanding position, it is, surrounded by 13 acres of private land composed of gardens and woodlands, it has its own private drive, a main house, an independent cottage, a very large barn with plenty of potential for conversion, two cellars, a well and water reservoir., , Wide open views of the Dolomites (Vette Feltrine and Sun Mountains), the valleys, the XII century Basilica on the opposite hillside and of the town of Feltre, can be enjoyed from all, the windows of the house and from the gardens.
The owners are currently running a successful B&B and holiday-let business from Villa Rosa. There are a wide range of opportunities to develop the business further by offering meals, courses, themed/activity holidays, skiing holidays etc
The Villa is comprised of a main 5 bedroom house and a separate 2 bedroom country cottage. There is also a new wooden deck with mountain views and a 30sqm south-facing

The house was recently internally redecorated and furnished. If required, the owners agree to sell part of the furniture separately, some was hand made locally and some in Asia,
including the curtains.
Electricity and water are from mains supply (however the well could be used in the future), the GPL gas is from an underground tank which can contain 3,000litres.

The Main House
The main house is on 3 floors and has a wonderful wooden staircase and solid wooden floors in the upstairs rooms.
Ground floor: The wooden Venetian style arched entrance door leads to the large entrance hall with its original stone floor, an archway on the right leads to a living room with its
original cotto floor and to a large rustic wood panelled dining room (taverna), then to the office/reception room with a back door.
On the left of the entrance hall you reach another large dining/breakfast room which is open onto the newly built hand made muratura kitchen, a larder and a bathroom with a small bath. (this is used by the current owners as a bedsit but could become another apartment and could also include the reception/office room).
First floor: two large bedrooms (triple and double) with two bathrooms, one en-suite, landing area with two French doors opening onto a small wooden balcony.
Going up a few steps there is a door that leads to the independent self-contained apartment. This consists of a big bedroom/living area, a corner kitchen with floor to ceiling
glass sliding door onto the south-facing sun terrace and a very large bathroom with shower.
Second floor: two further (triple and double) bedrooms, one with an en-suite bathroom and a corner kitchen. This is either used as two bedrooms with shared bathroom or as
independent apartment. The landing area has two French doors opening onto a small wooden balcony with amazing views of Feltre and its Dolomites.
Further up there is a large loft space with plenty of storage space.
More than half of the house has also been installed with central heating to include the ground floor flat, the apartment of the first floor and 2 bedrooms with en-suite which allows
the current owners to provide holiday accommodation to guests during early spring and autumn when heating might be required.
There is also a large two room cellar (cantina) under the main house, one houses the boiler and the other is perfect for keeping wine and food cool.
The Cottage:
The cottage is connected to the main house via the sun terrace and separated on the ground floor with a long archway (which is the main access to the front part of the house).The
accommodation is on 2 floors with ceiling beams, wooden stairs and cotto floors.
Ground: large country kitchen/living area with fully fitted kitchen. Going up three steps there is a study area and on the left a bright and sunny bathroom with shower.
First floor: two double bedrooms with wooden floor and ceiling beams, landing space and glass door with access the south-facing terrace.
The cottage has a separate boiler in the bathroom, central heating and has recently been redecorated and insulated. There is also a two room cellar under the cottage for storage or
for a studio.
The Barn:
Set back from the house there is a stone-built barn in good state of repair. It consists of 3 large chambers, the main one has the old curved ceiling and a hay loft above. On the right hand side there is a double garage and two smaller chambers on the left. At the back there is a 10m long by 5m wide covered area. The whole building has great potential for improvement. The roof was entirely waterproofed and recovered with the original tiles in
the autumn of 2008.
The property and gardens command outstanding views north towards the old town of Feltre and the Feltrine Mountains and east towards the Sun Mountains, all part of the National Park of the Dolomites recognised as a Unesco World Heritage Site in June 2009
