New house in the old style near Gaglietole
Location
The house sits on a gentle slope with wonderful views over the surrounding countryside. Gagliétole is a small village between Marsciano and Gualdo Cattaneo. It is in a quiet and tranquil area but not far from the E45 autostrada (7km) for visiting other parts of Umbria. Nearest shops are at Collepepe (8km) and Collesecco (7km). Main shopping is at Marsciano (10km) or Perugia (25km).
The House
This stone-built house is newly built but in the traditional style with heavy chestnut beams, hand-made terracotta tiled floors and white-washed walls. It has a portico (31m2) across the front of the house and a large roof-top terrace (80m2) in front of that, on top of the garages. The first floor is reached either by the external staircase or the internal one. There is a little finishing required but this is included in the price and would be completed prior to the final contract being signed. The owner is a geometra and his father built the house for him. He is happy to arrange for the garden to be landscaped and a swimming pool to be installed if required.
Accommodation
All rooms have beautiful chestnut beams, white-washed walls and waxed terracotta floors. All windows are double-glazed and there is a full intruder alarm system.

On the ground floor of 130m2 there is a large lounge with open fireplace and feature TV stand, dining room, kitchen, laundry room, double bedroom and a bathroom with shower, toilet, bidet and wash basin. Stairs lead up to the first floor. Double doors lead out onto the portico and terrace from both the kitchen and the lounge. Beneath the terrace is a large garage of 80m2 with two entrances.

This floor is 80m2 and has a large landing with space for a study area. There is a large master bedroom with dressing room, two more double bedrooms for family or guests and a bathroom with shower, bath, toilet, bidet and wash basin.
The Land
The house is surrounded by a gently sloping garden of 4,000m2 that has yet to be landscaped. In addition there is a small wood of 1,000m2. Behind the house is a small group of oak trees in which a shady spot could be created for quietly reading a book and sipping the odd glass of wine.
Services
Mains electricity and water connected. Drainage is by septic tank and the gas central heating is supplied by underground storage tank in the garden.
Our opinion
A beautiful house, builtto a very high standard,to fit sympathetically within the surrounding countryside -this would make a wonderful family home.
