In Spain, caves have provided homes for man and beast for many centuries. Originally they provided low cost housing for landless farm workers and their families.

Given that certain types of climate and geological factors were met, they were easy to dig out and extend. As the family grew in size and more room was needed, a new room was simply dug out.

Some of the cave houses for sale are entirely underground with no additional frontage. The disadvantage of these is the lack of windows so during the winter months they are very dark. However one of the main advantages is there is a natural insulation that keeps the temperature in the region of the 20°C mark all year round.

Others are extended in front of the cave, which has the benefit of giving the home a more attractive appearance and allowing in more light throughout the year. However, the downside of this is they lose some natural insulation.

Only certain types of rock are suitable for cave houses and these are found in the area between Huescar and Guadix. The weather is an important factor too, as the inside must remain dry. Rainfall in this area is fairly low with the long, hot summers and mild, dry winters that are perfect for this type of house.

Fully refurbished cave houses have mains water, electricity and even a telephone. Each home is unique with different dimensions and they come in all formats – there are even some cave hotels.

Cave houses are becoming more popular either as an all year round home or as a holiday home. In addition, because they are located in the countryside around hills and mountains, they usually have stunning views, making them ideal for country lovers.

Caves are very cheap to run because council taxes etc. are virtually non-existent when compared with more usual types of property in Spain. There is no need for air conditioning and hardly any need for heating. Virtually no outside maintenance, like roof repairs etc. is necessary, making interior decoration and the frontage the only maintenance concerns.
