The beaches of aguilas and Mazarron on the Costa Calida can be reached in only 15 minutes. It also has excellent links to the beaches of La Manga and the Mar Menor. The top floor apartments have a large roof terrace and ground floor apartments have ample terraces at garden level. The properties benefit from pre-installation for air conditioning, double glazed UPVC framed windows, security doors and fitted kitchens. As with all Polaris World developments there is 24 hour a day security. Facilities at the complex include a clubhouse as well as shops, bars and restaurants which are within walking distance. Sports facilities include 6 paddle tennis courts, 2 tennis courts, 3 squash courts and the golf course. The course has 18 holes, is par 72 and measures 6,900 metres. There are pleasant gardens and a communal pool. MORTGAGES The mortgages are subject to status and the amount includes 100% of the purchase price plus tax, notary fees, land registry fees, and bank admin fees. The term of the mortgage can be up to 25 years The first 2 years of the mortgage repayments are interest only and further years payments are capital plus interest. The interest rates are based on the Euribor plus 1.25 % There is no opening commission to be paid but an early redemption fee 0.5% would be charged if the mortgage was paid off early. Based on a price of 64,000€ mortgage payments for the first 2 years would be around 200€ a month. In future years it is likely to be 325€ a month. A deposit of 3,000 € is required to begin the finance application and notary completion process. This is held in an investment fund for the term of the finance. The only costs not covered are your own lawyers fees (Approx 1,000€) and electricity and water connection fees (Approx 450€). Buildings insurance must be arranged through the bank and typically this would cost around 150€ to 175€ a year. It is important when buying a property in Spain to know that you can cover all the running costs. The Costa Calida is a 155 mile stretch of Spanish coast situated in the south east between the Costa Blanca and the Costa Almeria and offers a promising real estate market to property purchasers seeking a home in the sun.
