for sale: finca in casarabonela with possibility to construct a rural hotel
location: casarabonela, at only 1 km or 10 minutes walk into the centre of town, yet in the peaceful, rural area ( looking from casarabonela to the sea, on the left hand side of the valley). the finca is therefore located in the "reserva de la biosfera sierra de las nieves", a biosphere reserve declared by the unesco.
casarabonela is situated in the centre of málaga province: 40 minutes to málaga, 50 minutes to marbella, 50 minutes to ronda, 50 minutes to antequera.
type: rustic finca land, without construction (secano), formed by two fincas with two separate title deeds, which add up to 26.000 m2 in total, situated one at the side of each other, forming one big piece of land, which is south, south-west orientated, offering fantastic views to casarabonela, the mountains behind it and the valley, through to coin and alhaurín el grande.
use: a project for building a rural hotel has been elaborated, the first one of about 500 m2 built size, all on one level with 100 m2 open, interior court yard, typical spanish style. the project was declared of "interés social" (social interest). building license was granted, the use of the rural plot for construction of a hotel was allowed by the junta de andalucía in málaga beforehand.
the license needs to be re-activated, as there has passed more than one year without the construction taking place, but only in the townhall of casarabonela, not in málaga any more, as the use has finally been approved before the license was granted by the townhall. i was informed by the townhall that it would only be necessary to present the project again and the approval of málaga for the use of the finca for a hotel construction, in order to re-activate the building license. both documents are in the hand of my lawyer.
in the meantime i have developed an enlarged distribution plan for the hotel, which would then have a size of 700 m2. all rooms can be accessed by a wheel chair, including all bathrooms. the property could be called a "rural hotel", as it fulfils all current requirements of the new law for country hotels of the tourism ministry. the change in this law was the reason for amending the distribution plan, but the whole project for this new plan has not been developed yet, as we did not know whether an interested purchaser would want to carry out this project or the initial one.
the land has an own electricity post already established and water connection can be given by the townhall which is working in connecting the water system in that area.
the land has about 250 olive trees, almond trees, some spanish oaks, 3 pine trees and several fig trees. at the entrance of the land, i have flattened about 5.000 m2 several years ago. this is the part where the first / main building (hotel) and its main garden could be built. it is completely flat and allows very easy access, also with wheel chairs.
the rest of the land is maintained as natural finca. in the upper part a protected "era" still exists and forms a fantastic viewpoint, where a glass pavilion could be put to enjoy the extraordinary views. the second finca, on the side, offers a natural flat area in the middle / top area, which is also very convenient for another building, without having to move soil. in the lower part of this second half of the finca, two places have been indicated, where it could be very successful to dig for water (45 to 50 m deep) and put wells in. the land could then even be transformed into irrigated land, connecting all trees with an automatic irrigation system, if somebody would wish so.
