Research is vital if investors are to compete in the foreign property market, according to an expert.
Mark Stucklin of Spanish Property Insight said that some buyers were naïve and did not thoroughly investigate an area.
He said that investors needed to know their chosen location: who is visiting, why they are visiting, how often they are visiting and what type of people are visiting.
"Understand and be very clear about why people want to go there," he said.
Mr Stucklin, who also writes a regular column in the Sunday Times Home section, added: "Once again, don't just believe the overseas property salesman. There are a lot of naïve people investing in property abroad; they buy unseen properties and they don't really understand why anyone's going to buy it."
Les Calvert, director of property-abroad.com, which specialises in off-plan investments abroad, said that investors in emerging markets should protect their money by finding a reliable developer and trustworthy solicitor.
