Spain has long been the most popular holiday destination among Europeans, but it seems Americans now want a piece of the action too. According to the country's tourism research agency Frontur, arrivals from the US increased by 35.7 per cent to almost 100,000 in March 2013 compared to 2012. This is the highest growth rate of any nation.

Marc Pritchard, sales and marketing manager for leading Spanish house builder Taylor Wimpey Espana, commented: "US citizens have been vacationing in Spain for many years. Numerous celebrities including Michael Douglas, Antonio Banderas, Melanie Griffiths and even George Clooney own second homes here and walking down the Golden Mile in Marbella can at times feel like a stroll through the streets of Hollywood."

For those considering Spanish property, this means there is a burgeoning tourism market to be tapped into. To capture the interest of US holidaymakers, investing in real estate that appeals to their tastes and is in popular locations, such as the Costa del Sol, will help to ensure high occupancy rates.

However, it isn't just American's that are increasing their market share in Spanish tourism and overall tourism increased 7.9 per cent year-on-year in March 2013. In Q1 there was also an increase of 2.3 per cent in the number of holidaymakers visiting the country. This equates to a staggering 9.4 million tourists visiting Spain between January and March.

Brits made up just less than one in five (19.9 per cent) of all arrivals in the country, while Germans accounted for 11.9 per cent of total visitors. The French also increased their share in tourism, with arrivals rising by 16 per cent. Scandinavians were up 13.8 per cent year-on-year.

The Costa Blanca is proving to be a popular spot for holidaymakers and there is good access between the area and the US. Mr Pritchard explained direct flights operate from New York, Atlanta, Miami, Boston, Philadelphia, Newark, Charlotte, Dallas and LA to Madrid. There is then a high-speed rail link to Alicante.]]>

A new airport located in Corvera, Murcia is set to open its doors to the public in the near future, with the first arrival possibly even being recorded as early as this spring. Pedro Garcia-Balibrea, the president of Murcia's Chamber of Commerce, believes that the development could prove a particularly positive move for those investing in Spanish property in the future.

In order to underline his point about how the travel hub could act as a vital asset to promote residential tourism across Spain, Mr Garcia-Balibrea was keen to stress: "Many Europeans could have a second home in a place like Murcia and the best way of arriving from overseas will be this upcoming airport."

Although there is no concrete date set for when the airport in Corvera will officially open to the public, experts have recently forecasted in a press release by Mercers that a launch sometime between this spring and this summer does sound feasible.

Such a prediction appears even more rational when people factor in that Antonio Sanchez-Solis, the director general of transport and ports in the Spanish region, has already revealed that the Spanish Aviation Safety Agency (AESA) has approved the validation procedures by 80 per cent.

Regardless of when the date of the Corvera travel hub's opening is set, it appears that the facility will immediately receive plenty of support. As reported in February, it has been announced that all commercial flights in and out of Murcia San Javier will be transferred to Corvera airport without delay.

Chris Mercer, the director of Mercers, commented: "All airlines involved have agreed to cooperate. With 1.2 million passengers using San Javier in 2012, this isn't a bad starting point for a new airport."

Reports in Spain also suggest that passengers using Alicante's El Altet Airport are likely to find the new travel hub more convenient due to its location and accessibility.]]>

The Ryanair announcement that it is due to open a base a Mallorca's Palma airport, from which it will operate 17 new routes, could be good news for the island's property market.

This is the opinion of Stephen Dight, managing director of Mallorca Sotheby's International Realty, who noted the region has been performing well, despite difficulties elsewhere in the Spanish real estate industry.

Mr Dight explained property in Mallorca has international appeal and, therefore, any new connections to other countries are likely to have a positive effect.

Among the new routes unveiled by Ryanair are flights to Gothenburg, Magdeburg, Maastricht and Tampere, which will "open up the island to potential property buyers from countries that are not suffering from the effects of recession", he asserted.

"We will be interested to see the trickledown effect on the housing market," Mr Dight added.

Potential investors may be encouraged by figures published recently in the Holiday Lettings' Insight Report 2011, which revealed the Balearic Islands were the eighth most-enquired about destination among those seeking holiday homes between January and October this year.

The level of queries about the archipelago increased by 21 per cent during this period, compared to the same time in 2010, the research found.

It appears that buyers from Denmark are eager to own a second home in Spain, according to new research.

Taylor Wimpey de Espana carried out a survey among attendees at the Bolig i Udlandet Homes Abroad exhibition last month, which revealed that 51 per cent of respondents would choose Spain over other destinations when looking for a property.

Sales and marketing director at the company Marc Pritchard commented: "Spain's appeal as a second home destination will never falter, with the majority attracted to the warm climate, blue flag beaches and scintillating Spanish lifestyle."

He added that a further appeal of Spanish real estate for Danes is its proximity to their home nation, making it easy and relatively quick to reach.

Mr Pritchard also noted that many of those attending the event were seeking properties in coastal locations, such as on the Costa Blanca, Costa del Sol and in Mallorca.

At the beginning of the month, chief investment officer at the private banking division of BBVA Enrique Marazuela told the Reuters Global Wealth Management summit that the housing market in coastal regions of Spain is starting to recover in terms of transaction volumes.

According to Lucas Fox International Properties, the problems surrounding the country's real estate sector do not extend to the top end of the market, with the firm completing transactions worth £19.5 million during the third quarter of this year.

Director at the company Alex Vaughan commented: "Spain continues to be one of the top destinations for high-net-worth property buyers. Our projections for Barcelona, Costa Brava and Ibiza, as published in our recent market reports, have become a reality."

In August, the firm noted that during the second half of this year, both Barcelona and the Costa Brava were set to benefit from high levels of demand coupled with a lack of supply of properties at the top end of the market.

Meanwhile, in Ibiza residential real estate was said to be sought after among international jetsetters and those seeking a sound holiday home rental opportunity.

Anthony Leaton, marketing director at Lucas Fox, predicted that this high demand from overseas buyers is set to continue in Spain and may even grow.

According to the Spanish House Price Index published earlier this month by Kyero.com, the Balearic island had the second-highest property values in the nation in the second quarter of the year, with Barcelona noted as the most expensive market.

The research also revealed that prices on the island had risen between March and June of this year.

Despite Mallorca recording an increase, overall Spanish real estate values have dipped in the second quarter of the year to reach €262,800 (£231,271), compared to the first three months of 2011 when average prices were €270,400.

"During the recession, luxury holidays were substantially affected, but have now experienced a healthy comeback," Abta said in a statement.

The three-time weekly flights to Malaga will start from June 8th this year, highlighting the continued popularity of this region in Spain and its year round appeal.

The flights to Palma and Ibiza will increase from four to ten per week between July and September.

BA CityFLyer, a subsidiary of British Airways, has announced that it is to run a new route from London City Airport to Malaga in the Costa del Sol.

Despite the Spanish property market experiencing a tough time of late, the holiday rentals sector is seeing strong growth in booking enquiries this year.

This is being led in particular by searches for homes on the island of Mallorca, according to latest data from HomeAway Holiday Rentals.

The firm has seen a 39 per cent increase in booking enquiries in the first three months of the year, compared to the same period in 2010.

Ignacio Osle, sales and marketing director of Taylor Wimpey de Espana, confirmed that both visitor numbers and searches have risen steadily in the past 12 months.

"Buyers from the UK and Europe are not only looking at the traditional property hotspots on the mainland but further afield to Spain's stunning islands such as Mallorca," he added.

It follows a recent forecast from property analysts which suggested that the Balearic island of Mallorca will be this year's hottest Spanish destination.

Brits looking for a cultural and atmospheric region of Spain have been advised to see what is on offer in Malaga.

The Spanish Tourist Office has recommended that tourists take a trip to the port city, with plenty of sightseeing and cultural trips on offer.

Ignacio Vasallo, director of the Spanish Tourist Office for the UK and Ireland, recommended that anyone in the city visit the former home of Picasso and the Alcazaba - one of southern Spain’s most important historic monuments.

"Easter is an ideal time to visit Alicante or Malaga or indeed any Spanish destination. By late April, the temperatures are very pleasant and Easter provides a fantastic insight into some of Spain’s religious and cultural traditions,” he said.

According to searches on Skyscanner, Malaga is the most popular destination for Brits planning to go away this Easter.

Having visited Malaga, traveling Brits may be inspired to head online to find out how they can set about buying property in Spain. Now could be a good time to buy, meanwhile, with the country’s Housing Ministry reporting that prices have fallen in the first three months of the year.

A growing number of Britons have been showing an interest in overseas property in February, new figures have revealed.

According to the latest figures from foreign exchange company Moneycorp, Germany, France, Italy and Ireland all proved popular destinations last month.

Property in Spain also proved to be a popular search, the company added.

Robin Wilson, of Rightmove, said: "Bargain hunters are out in force, primarily focused on Spain and Ireland.

"We've been tipping Germany for a while now and the north eastern tourist hotspot of Mecklenburg-Vorpommern led the charge this month with searches up nearly 50 per cent."

Elsewhere, visitor numbers in Spain are expected to increase over the coming few months once the new terminal at Alicante Airport is opened.

The terminal will increase the capacity of the Airport from nine million to 20 million passengers a year and travellers will be able to take advantage of a whole host of new amenities including shops and places to eat and drink.

"I don't see any signs of Spain losing its number one slot for Brits looking to buy abroad," he confirmed.

"Whilst there are opportunities or pain - depending if you are a buyer or vendor - in those areas of Spain with oversupply, we're still seeing healthy traffic and interest for quality properties, particularly in more authentic areas; smaller towns, inland locations and less resort style apartments."

According to Spain's National Statistics Institute, the number of property transactions in the country dipped by 0.4 per cent last year compared to 2009.

Lloyds TSB Insurance has claimed that house-swapping for holidays is making a comeback as a result of the tough times.

Research has shown 3.4 per cent of adults - twice the number of a year ago - have already arranged a house swap in 2011. The online study of 2,000 UK adults also showed that 15 per cent of house-swappers were heading for Spain, 15 per cent to Italy, 12 per cent to France and ten per cent to the US.

It may encourage a number of people to buy property in Spain to take advantage of the growing trend.

Paul Spillane, head of home claims at Lloyds TSB Insurance, said: "House-swapping looks set to be the trend of the year - it's easy to see why, as this type of holiday caters for so many different tastes.

"To ensure people make the most of their house-swap holidays, we're urging them to alert their insurers before taking part in an exchange so they don't jeopardise their cover."

Sue Ockwell, spokesperson for the Association of Independent Tour Operators, noted that a growing number of Britsh people are choosing to travel and acquire property within the eurozone because of cheap prices and familiarity with the destinations.

"I think an awful lot of people are realising how lovely places closer to home are – France, Italy and Spain, for example," she said. "There is so much to see and do in those places."

The comments come after the recent Post Office Travel Services Holiday Money Report found that Spain is currently the cheapest eurozone destination and fourth placed worldwide, showing a price fall of 30 per cent for the same travel areas surveyed a year ago.

This is part of a general trend, in which every eurozone country surveyed is cheaper than last year.

"A lot of people have got second homes in Spain - they will tend to use the no-frills carriers," said Ms Ockwell.

Spain has topped a list of popular flight destinations for Brits, accounting for 16.59 per cent of flight searches, which is good news for people with property in Spain they are looking to rent out.

According to figures from Experian Hitwise, popular holiday hotspots within the nation such as Tenerife, Malaga, Alicante, Barcelona, Majorca and Lanzarote all came in the top 50 searched for destinations.

This marked the third consecutive quarter that Spain has topped the list of country destinations.

Recent research from Holiday Lettings also highlighted Spain's popularity as a holiday destination, showing that it is the most popular destination in terms of enquiries and bookings.

The firm advised people that even though the summer holiday season is over, people will soon start thinking about their next trip, meaning it is best to be prepared.

Kate Stinchcombe-Gillies, spokesperson for holidaylettings.co.uk, told A Place in the Sun magazine: "Summer is barely over, but the traditional January booking period will be here before the Christmas turkey has been eaten and in a competitive market holiday homeowners have to be in it to win it."

In a feature on the subject, the paper noted that some locations around Europe are heavily dependent on having such access and were routes to be pulled this would make access harder and holiday property consequently much less valuable.

However, it noted, the reverse is true in many places, such as the Canary Islands, where Ryanair is launching 16 new routes from this winter.

The budget carrier has announced the establishment of 14 new routes from Leeds-Bradford airport, which along with three existing ones will see the Yorkshire location established as a new base for its operations in March next year.

In addition to serving current destinations Barcelona and Alicante, Ryanair will fly to Ibiza, Malaga, Murcia and Palma.

Spokesman Michael O'Leary said the new services would offer "exciting destinations all over Europe including France, Italy and Spain".

The development means those living in Yorkshire and other parts of northern England will have more access to Spain, which could encourage those looking to buy Spanish property in the country.

People who move there are more likely than any other non-nationals to find their local councillor is British, according to new Spanish government figures.

These showed that 37 of the 85 foreigners serving on local authorities are British.

Spokesman Sean Tipton said: "People are still going to be taking holidays in the eurozone because it is so dominant - countries like Spain and Greece have massive numbers of Brits visiting each year."

These comments could encourage those thinking of investing in tourist property in Spain, as there may still be a large holiday rental market.

It was recently suggested that Spain's tourism appeal could be increased by focusing on a wider array of its attractions.

Derek Moore, chairman at the Association of Independent Tour Operators, remarked that the country has "a lot of product to offer other than the beaches", mentioning the trekking available in Andalucia's hills as one under-exploited possibility.
