Leading off the main entrance hall is a spacious fully fitted kitchen with a central station internally fitted with separate hob, griddle and deep fat fryer. Off the kitchen is a separate breakfast room, a utility room that can also access the garage and drying area,all of these rooms also enjoy magnificent sea views. Step out of the kitchen door onto a terrace with steps leading down to the outside pool area, which is beach side. There is plenty of room for sunbathing on the terracotta terraces that surround the out door heated pool and overlook the beach. There is a fully tiled changing room off the pool terrace with shower and toilet facilities and a further room outside that can be used for permanent staff accommodation. Back in the villa there are two downstairs cloakrooms. Spacious high ceiling hallways lead to the four downstairs guest bedrooms. All bedrooms have fitted wardrobes, en-suite bathrooms with independent showers, toilet and bidet. All bathrooms have electric under floor heating (for speed of service) controlled via a thermostat. One bedroom is currently being used as an office suite, but can easily be converted back to a bedroom. From the hall go up the main marble stair way to the privately situated master bedroom suite, accessed through double doors with high wooden vaulted ceilings. Leading off a very large bedroom area is a spacious walk-in fitted dressing room that in turn leads into a magnificent bathroom en suite with a central round Jacuzzi bath, his and hers vanity stations, shower, toilet and bidet. Step outside the patio doors from the bedroom onto 100M2 of marbled terraces that enjoy the best of the sea views that can also be seen through every window and door upstairs. There are stairs leading from the ground floor hall to the lower level and entertainment area of the villa. You are first struck by a typical Andalucian bodega (wine cellar) built from various styles of Spanish pavoure bricks and viewed through a floor to ceiling glass wall in the square hallway. Also leading off the hallway there are 3 sets of double doors. The first set open into the magnificent games room which has a full size antique billiard table made from Brazilian mahogany with turned tulip legs and matching score board, manufactured by Ormes of Manchester, a large bar and seating area with a glass door leading into the fully stocked and acclimatized bodega. Through the second set of double doors is a toning table studio with a full set of seven beds, this room will easily convert into a cinema room. The remaining doors open into a fully equipped gymnasium with solid oak flooring. The matching equipment consists of an exercise bike, rowing machine, step machine, running machine, weight bench with weights and a multi gym. Off the gym is a marble tiled changing room with sauna, steam room, double shower and toilet facilities. A set of stairs leads from the gym up to the indoor pool complex, which has a 12 metre long fully tiled and heated swimming pool with a separate round Jacuzzi spa pool. The indoor pool area can also be accessed by double glass doors that lead into the outside enclosed courtyard area. The villa was constructed by English contractors and finished to the highest possible standard. No expense has been spared. The best materials available have been used, mainly imported from England, Italy and Germany. The marble and stone used was selected in Italy and shipped to Spain to be specifically cut and finished to the owners specification in Mojacar, Almeria, where the best cutting factories in Spain are located. The latest computerized Smart House Technology has been installed with automatic walk in lighting. An independent Smart ring main is installed throughout the house so that the system can take advantage of any new technical developments if required. The villa benefits from a secure infrared alarm system linked to a central station operated by Prosegur Alarms. An interior and exterior camera system can easily be added, if required, that can be monitored by the Prosegur central station and accessed and operated via computer or telephone by the owner worldwide. The villa is situated in a safe urbanization that benefits from the security employed by the Kempinski Hotel and Mar Azul. The villa has three independent heating systems. Under floor heating, serviced by hot water, a thermostatically controlled central heating system serviced by 29 modern Vasco spiral radiators each with independent thermo valves. The primary source of energy for hot water and the heating systems is Solar powered panels with a secondary gas powered boiler system that automatically cuts in when the solar power is not sufficient. Should the gas supply run out or not work for any reason the system will automatically switch to electric until the gas supply is replenished. A 5.000 litre sunken gas tank services the gas system. There is also hot and cold air conditioning throughout that can be independently controlled from every room. All the windows and doors are double glazed with laminated,sound proofed security glass. All exterior windows and doors have electronic security shutters that can be independently operated at source or operated via the smart house system that can command all the shutters to rise or fall at the touch of one button or just the ground floor, bedroom or kitchen etc. An emergency lighting system services all areas should there be a power failure. An in house music system pipes music to every room, bathroom and corridor via a central station in the lounge, which can be serviced by any make of sound system (currently Bang & Olufsen). An independent control panel situated in all bedrooms and main areas allows guests to select the radio station of their choice or plug in their personal Ipod. A fully computerized automatic watering system services the gardens and all flower and plant containers. This villa has too many special features to be included in these details and can only be fully appreciated by a viewing.
