Business in Spain

If you are considering starting a business in Spain or buying commercial properties in Spain then you must also look carefully at competition, location and what makes you different from the rest. Also be realistic with your financial goals and predictions and speak with other foreigners who are doing the same thing to ensure your information is as accurate as possible. Its also vital that you work with a reputable agent who specializes in Spanish business to help you navigate what can be a minefield of red tape.

When starting a Business in Spain there are 3 main options available to you:

Business - Rental

Rental of a Property for Business in Spain is usually limited to offices and empty shells and rental contracts are generally for 1 year renewable. There is usually a fee for the agent and opening licence can vary from €2000 to €7000 depending on type of business and the size of the property.

Business - Leasehold

If you choose a leasehold then you are required to make a 1 off payment to the leaseholder and the property is contracted to you for a number of years. You are then also required to pay a monthly rental via standing order. The opening licence costs are the same as above.

Business - Freehold

You also have the option to purchase the Freehold outright or finance this with a bank mortgage. There are legal fees involved with this which usually cost around 10% of the declared purchase price.
