Overlooking the beautiful Aegean Sea, this very spacious two bed apartment is air conditioned, fully furnished and equipped to an excellent standard.

The development is a 5 star resort and it is ideally situated close to Bodrum town centre, nestled on a hill between the tranquil nature reserve of Tuzla Lake and turquoise waters of the Aegean Sea. Its close proximity to the World class championship golf resort 'Vita Park', the historic, cosmopolitan harbour town of Bodrum and Bodrum Airport, make this a perfect location to stay and play, or go and explore.

There are many ancient sites to wonder at and markets to haggle in; chilled out waterfront restaurants in little hidden harbours are minutes away, choose freshly caught seafood, and relax over a selection of Meze and a bottle of wine or a cold beer, while they cook it to perfection, or you can hire a Gullet for a day and swim off the boat in secluded clear water.

The apartment is by the coast on a hill overlooking the sea, within 150 meters of the monorail which will take you down to the private 'beach' club. A restaurant and bar overlook a large decked jetty with bean bags and sun loungers for you to relax when not participating in the various water sports available in the summer months. For sandy beaches, there are a number of small beaches within 5 to 10 minutes driving time and many more within half an hour drive on the Bodrum peninsula.

There are approximately 8 steps up to the garden and front entrance, once through the front door the apartment is all one level and very spacious; the property welcomes you with a large entrance hallway with storage and laptop size security safe.

This lovely home has a fully equipped with table settings for up to 8 people, an electric oven and hob, large fridge/freezer, dishwasher, microwave, toaster, kettle, vacuum cleaner (stored in en suite) cooking equipment and utensils. The living room is very spacious lounge/diner with double sliding doors opening onto large terrace and stunning sea view, includes 2 large sofas, one with pull out double bed, 38" flat screen satellite TV, DVD player, coffee table, dining table and 6 chairs. (Furnishings are negotiable as they are currently not included within the sales price).

The master bedroom enjoys its own en-suite bathroom with a double bed and patio doors opening onto terrace and stunning full sea view; the second bathroom has two single beds, one of which can be converted into a second double bed. This second room has a partial sea view.

Outside you can enjoy a large private terrace bordered by lawn overlooking the Aegean Sea; there is a large teak table and six chairs for those sunset meals and of course the BBQ. Sun bed/loungers are also available.

The shared pools and pool bar, are a few minutes walk away with two brilliant water slides and a baby pool; there is also a children's play area, mini (crazy) golf, ground chess, outside cinema screen and tennis court all on site along with the restaurant (really good choice of local and international dishes) and well stocked shop; including a fresh locally grown vegetables and lovely fresh bread and of course baked beans), Turkish bath, beauty salon, pitch and putt, tennis etc. You will have use of all the facilities at the two adjoining sister sites Royal Heights and Flamingo including spas, bars and restaurants, a fantastic infinity pool and of course the private beach club with all its water sports; finally there is also a private 6 hole golf course available for use by residents.

A few minutes walk away from the apartment is the shared main pool area, the social heart of the resort. As well as the main pool with its thatched poolside bar, there is a separate baby pool and a couple of great waterslides. The friendly, family run restaurant, with its wide selection of local and international dishes, is reasonably priced, and opens early for breakfast till late for dinner. In the bar there is an area for those who wish to watch live satellite sport events including premier and international football, and an area to relax and have a quiet drink. Most nights in the summer there is local live musicians and other impromptu entertainment. There is the well stocked shop, selling everything from lovely fresh bread and vegetables to water, ice creams and beer take outs. To completely relax after a hard day's golf or sunbathing, book in for a traditional Turkish bath, or be pampered at the beauty salon. There is also child's play area, 6 hole pitch n putt, and tennis court.

A few minutes walk in the other direction takes you to 'Sunset bar and restaurant', (just outside the resort) where, (as the name suggests) you can have a romantic meal watching the sun go down over the sea. They offer lovely local food, including excellent freshly caught seafood for a great price, as well as pizza, burgers, salads etc. There is also a shop and Taxi rank here and you can catch the Dolmus (local bus) nearby too.
