Tourism Growth Spells Good Times For Dubai Properties
Dubai properties owe much of their success to the Emirate's economic growth. Tourism, foreign trade, media, IT and the knowledge industry have been intrinsic to the boom in Dubai's property market. In particular, the growth of the Dubai properties market has been pegged to the tourism industry. Recently the UAE Minister of Foreign Trade H.E. Sheikha Lubna, delivered a keynote address at the 6th GlobalStar Annual Conference where she highlighted the UAE's tourism and trade successes which underscored investor confidence in the future of Dubai properties.
The UAE is ranked the leading Arab tourism destination and is among the top 20 in the world out of 124 countries surveyed by the World Economic Forum's first annual Travel and Tourism Competitiveness Index. Dubai enjoys a lion's share of this tourist inflow. Last year more than 7 million tourists visited Dubai and billions of dollars have been poured into Dubai properties within the leisure industry. These investments have had a significant impact on the overall Dubai properties market too.
Buy-to-let Dubai properties benefit hugely from the tourism market. Rentals on high-end Dubai properties show little sign of softening as Dubai targets the cream amongst the world's tourists. Recently, concerns about inflation, led the government to seek imposition of a rental cap on Dubai properties which stabilised the Dubai properties market to some degree. However, high demand continues to push rents of Dubai properties upwards. Tourism is expected to generate AED 286.2 billion in revenues, a direct contribution of 6.4% of GDP. This is estimated to expand to AED 498.8 billion by 2018. This phenomenal growth augurs well for Dubai properties as well.
