Will the London Olympics boost the value of our Hackney flat?

We have more than 15% equity in our buy-to-let flat in Hackney due to the current price. Should we sell now to realise the equity in the property and avoid the 20-30% downturn in prices that are expected by 2010-2011? Or do we hold off until 2010-2011 to reap the potential benefits and increase in prices that the Olympics could bring?
