Prior to us ever looking at a house we run reports on: crime, median income, education and the percentage of home ownership vs. renters in that community. There are a lot of properties being offered throughout the USA with Turnkey management in place. BUYER BEWARE. Many of these properties also boast ROIs of over 200% and some with section 8 tenants. You will do well to keep in mind that many of these properties are in the North East and Midwest and are older homes that could require a lead base paint removal company to remove the lead base paint if they were built before 1978. Don’t get caught up in the unrealistic rate of return. If it sounds too good – it probably is. Section 8 tenants don’t buy; otherwise they wouldn’t be on section 8. In many cases, they move out and you get to do another rehab.

There is a giant difference from buying old houses in declining areas of population or newer houses in the path of progress. That’s why we are buying in the Atlanta area. Newer houses, moderate weather and in the path of progress assures our investors of a safe, above average return.

However, just because we’re talking about Atlanta, it doesn’t mean every house in every community is a good opportunity. There are a lot of bad neighborhoods and older housing stock that you would be well advised to avoid.
