US investment property delivers 'best returns' in years

Investment property in the US has delivered its best performance in five years in 2010, according to the latest IPD US Quarterly Property Index.
The organisation explained that over the last year total returns for buyers have topped 15.1 per cent, a dramatic turnaround from the negative 18.7 per cent seen in 2009.
Within the sectors, the best-performing has been apartments which returned 23.8 per cent for 2010, an annual return eclipsed only once in the index's 11 year history.
Apartments' returns are driven by Bull market level capital appreciation, which saw a 16.8 per cent rise in values.
"The continued decline of home ownership in favour of rented occupancy for a number of years, exacerbated on by 2008's collapse of Fannie Mae and Freddie Mac and thus mortgage finance and restricted housing stock have combined to create an exciting investment opportunity in the apartment sector evidenced by the strong annual returns last year," said Simon Fairchild, managing director at IPD North America.
