  1. In which country do you sell property and to what level has the real estate market in your country been affected by the global crisis?

Cape Verde.

Cape Verde of course like everywhere else felt the impact of the crisis in 2008, but due to it being an emerging market it had little or no effect.

  1. Have property prices risen or fallen in the last 12 months, or have they bottomed out?

Yes we have seen a healthy rise in property prices across our two operational resorts.

  1. What advice would you give property owners in your area now who are thinking of selling up?

Cape Verde is seeing more and more direct flights and government figures show an increase in tourism which is growing year on year, this in turn will drive a strong yield with higher occupancy levels.

  1. Does property in your country represent good value for the investor and if so, why?

There is limited availability of beach-front land ear marked for development in Cape Verde, this along with government Investment and a year round climate we believe represents good value for money.

  1. How long before the property market in your country returns to pre-crisis levels and what can we do to avoid the same situation again?

There are strict government laws in place in Cape Verde which prohibits overdevelopment meaning there is limited land space for development. We don�t see a crisis in Cape Verde.

  1. From which country do you find the majority of your property buyers are coming from? Has this changed significantly over the last 5 years?

Due to the ever growing quantities of direct flights to Cape Verde the majority of our buyers are from the UK and Pan European destinations.

  1. What attracted you to selling property in the region?

Beautiful climate, direct flights, safe buying process, no government policy issues, limited space for development.

  1. What would you estimate the percentage split is between local buyers and international buyers?

Mainly buyers from UK and Pan European.

  1. Do you believe the local Government in your market country is actively encouraging or discouraging foreigners into buying property? How and why?

The Cape Verdean government is extremely encouraging of tourism. It has a major impact on the local economy by providing employment and education to the local communities.

Major hotel brands and touristic operatiors are now actively engaged in promoting Cape Verde as the next holiday hotspot.

  1. What's the biggest benefit for investors of buying in your country over anywhere else?

Full Due Diligence, Major Hoteliers, Guaranteed Returns , Limited land opportunity, Fantastic climate.
