Old country house with spacious plot of land and outbuildings located in a quiet village near hills and fields 40 km to the north from Vratsa, Bulgaria. The house has two floors with three premises on each level. The ground floor holds storage room and two basements while upstairs are corridor, spacious living room and two bedrooms. There is also an attic which can be turned into usable space. A small annex (summer kitchen) is attached to the house and holds dining room, kitchen, living room and bathroom. Behind these two buildings one can find an old storage which was used as workshop and tools shed in the past. Further into the yard are the hay storage and the barn. While the house, summer kitchen and workshop need repairs and can be used after some renovation, the barn and the hay storage are in pretty bad condition. Restoring them is possible but using the foundations and the construction material left from them for the construction of something else will be way easier. For example the area of the barn can become a big double-size garage with additional workshop next to it. The house requires certain amount of time and money invested in it but if renovated properly this property can turn into a great rural retreat. It offers a spacious 1400 sq.m. flat plot of land with good quality fertile soil. The garden needs to be cleaned as for several years nobody had used the land and is overgrown. Nevertheless it offers lots of open space for a small orchard, flower patch, vegetable garden and/or swimming pool, garage, barn, small warehouse with workshop, garages, BBQ area, gazebo, etc. The property borders the main street of the village from the south. From that direction it has solid brick fence which prevents any possible intruders in the property and gives not only security but also peace and privacy. The rest of the place is fenced mainly with wire fence. Down the road from here are the small village market, the primary school, local grocery store, café-bar, bus stop, village square, mayor`s office and post office. All of this is about 200 meters away from the property. Once a week the market is a gathering place for the locals especially during spring and autumn when farmers have abundance of fresh products for sale. The primary school serves a couple of other villages as well but the number of children is not very big so they don`t make too much noise. In the local post office one can pay the utility bills, send and receive mail, parcels, etc. The grocery store and café-bar offer a place where you can get a drink, buy some food and also serves an important social role as a place where one can meet with the other villagers, socialize and learn the language. Despite being on the main road, the house offers lots of peace and quiet. The traffic on the road is quite low so it doesn`t bother anyone. Just a few meters from the property one can find a small stream and pine forest. On the other side of the village, a small lake suitable for fishing awaits keen fishermen. About a kilometer away from here passes an important international road going to the Danube river and Romania. The distance to the ferry crossing is about 50 km. At about 40 km to the south is the regional center Vratsa. The near village of Borovan (10 km away) is the local council center and offers administrative services, emergency room, dentist, library, bank branch with ATMs, regular bus transport to many villages and towns in the area, police station, pharmacy, several shops and café-bars, restaurant, construction material store, gas station, etc. An old rural property with nice location and lots of potential at a good price.
