The annual maintenance fee is compulsory for all owners and it is calculated at 9 Euros/sq.m. This charge will cover the following services: • Maintenance of the gardens; • Maintenance, cleaning and electricity bills for the common parts (stairways, lifts and corridors); • Security for the buildings; • Standard repairs occurring from normal use;
• No company is needed to own an apartment in Sunset Kosharitsa. • It is not necessary to come to Bulgaria in order to reserve an apartment or sign the preliminary contract. • It is not necessary to come to Bulgaria in order to acquire the ownership or receive the title deeds of the apartment. • All owners who rent out their apartments have to pay rental income tax of 10%. We can collect and pay this on behalf of the apartment owner. • Owners who have a rental contract with Property Management BG can use their apartment whenever they wish, provided that they have notified the booking office 30 days in advance (although at low demand times this may not be necessary). You will be charged only the cleaning costs for staying, if you use our cleaning service.
Any apartment can be reserved immediately by a confirmation e-mail, followed by payment of a 5 % reservation deposit. This provisionally reserves the apartment, with the initial payment then due on signing the Preliminary Contract, which will be approximately 28 days after reservation. The full purchase price is written in the title deeds and there are no other hidden costs.
