A beautifully renovated 19th century stone cottage with barn and large garden set in a quiet, rural hamlet. This three bedroomed, centrally heated property has been the subject of a high quality renovation project (including double glazing throughout) and is presented in immaculate condition. The current owner will be implementing a further improvement in the summer of 2014, having received planning approval for the installation of French doors leading directly into the garden from the rear of the kitchen. The house is classically proportioned and very attractive on the eye. On the ground floor is a Dining Kitchen with tiled floor, exposed stonework and beams and a good range of fitted kitchen units along with an electric oven and gas hob. Set within a stone fireplace is a dual fuel stove (wood and coal) that provides the heat for the central heating system which extends throughout the entire house. On the other side of the entrance Lobby is the Lounge which has a tiled floor, an original 'placard' with wooden doors and open views out to the front of the property. Old wooden stairs from the Lobby rise to the first floor where there are two good sized bedrooms, one with dual aspect windows, both featuring chestnut parquet flooring and both having access to a shared W.C with a washbasin. A further wooden staircase leads to the stunning converted loft space with wooden flooring and exposed wooden roof trusses. The space comprises a large bedroom (which could potentially be divided into two rooms), a lovely bathroom with freestanding pedestal bath and an airing cupboard enclosing the hot water tank. To the front of the house is a lawn with a well topped with a stone and tiled well-head and providing water for the garden. To the side is a Utility Room housing the controls for the central heating system, a radiator, plumbing for a washing machine and a shower cubicle. There is an open fronted wood store and then a large, well-maintained barn with a good roof and still containing the original cattle stalls. The large rear garden faces west and offers open views across the surrounding Limousin countryside. It is primarily laid to lawn with flower borders and raised vegetable beds. The property is well located being just 3km from the pretty village of Saint Auvent with local shops, a bar and a restaurant. The lively town of Rochechouart with its famous chateau is only 7km away and has a supermarket and range of shops, bars and restaurants. The international airport at Limoges can be reached in under half an hour.
