Near Beaulieu, situated on the heights, this beautifully restored farmhouse is both spacious and bright. It has been kept on an open plan basis, but can easily be transformed if desired at minimal cost. A nice mix of old and new styles. Built on full basement, this farmhouse built on three levels, has many features, including under floor heating, a well, bread oven, etc. The garden level consists of the boiler room (oil fired), laundry, a summer kitchen, workshop, games room, wine cellar. This area is immaculately clean, has some exposed stone walls and could easily become extra living accommodation. The main living level is approached via some attractive stone stairs, and consists of a huge living room 53m² (Cantou fireplace with a 'Jotul' wood burner with double combustion, which complements the under floor heating), opening on to a dining area 19.6m² and then an open plan kitchen 20.33m². There is a master bedroom suite 16m² with adjoining bathroom (bath, shower, WC & sink). Plenty of character including stone sink and exposed beams. Stairs lead out of the lounge to the basement and 1st floor. The top level is completely open and airy thanks also to the modern design incorporated. Effectively it is the same floor area as below except for a mezzanine opening of 26m². It could easily divide into 2 or 3 bedrooms and an extra bathroom. This work would be easy to undertake if planned. Outside, there is an excellent range of outbuildings, including a 2 bay car port, bread oven, old piggery, and other small dependances. The gardens enjoy a very nice view, to several châteaux and feature an ornamental pond. Plenty of space for a pool. This is a quiet retreat, in the countryside, but very convenient for Beaulieu sur Dordogne at 5 km for shops / restaurants etc. Completely renovated from top to toe in 1997, including the annexes, there is no work required. Fosse septique in conformity.
