FREE GUIDE INCLUDEDTop 10 Tips for Buying Property
An outstanding example of a successful Gîte complex set in idyllic surroundings. A first class barn conversion lies at the heart of this gîte complex which offers four cottages in total. The barn is divided into three properties, two of which are currently used as gîtes whilst the third is currently used as the owner's home. The gîte business is well established with plenty of returning clients and a good track record of bookings going back over a number of years. It provides a good level of income and the owner is happy to share financial information with interested parties. The gîtes are all being sold fully furnished with all the kitchen equipment, linen, towels, TV's etc. that would enable the new owner to continue the business from day one. A useful feature is the provision of Wifi throughout all the cottages. The barn conversion was completed in 2005 and has been done to a very high standard, retaining many original features such as the exposed wooden beams whilst at the same time creating light and airy spaces which make the most of the beautiful setting and open countryside views. The two gîtes in the barn each offer three bedrooms, open plan living areas with fully equipped kitchens, shower rooms and utility rooms. An interconnecting door enables these two properties to be let as one unit accommodating up to 14 guests. The third cottage in the converted barn is currently utilised by the owner as their permanent home and has two double bedrooms, a bathroom with corner bath, a large living/dining room and a fully fitted kitchen with double height ceiling and equipped with a large range cooker and dishwasher. To the rear of the converted barn is a delightful, partly graveled courtyard with a summer kitchen, cottage garden, a well and various outbuildings. An old farm cottage is accessed from this courtyard and provides the fourth property on the complex. It has two bedrooms, a shower room and an open plan kitchen/living area. Subject to gaining the appropriate permissions, there is the possibility to develop some of the outbuildings (currently used as workshop and storage space) to create additional accommodation. The well tended gardens slope gently away from the property and are a mixture of lawns, mature trees and herbaceous beds with attractive planting arrangements. The 11m by 7m heated swimming pool is fully fenced to comply with regulations and is illuminated. The far-reaching views can be fully appreciated from the pool area where you look out over open countryside dotted with fields of sunflowers. Whilst peacefully located on the edge of a tiny hamlet, the property is far from isolated. The village of Mouthiers-sur-Bome is just 4 km away with a boulangerie, butcher, hairdresser etc. whilst a large supermarket can be easily accessed at Villebois-Lavalette, within a 15 minute drive. The historic city of Angoulême is only 20 minutes away and in addition to its wealth of shops and restaurants, it provides access to the TGV rail network. You are spoilt for choice with airport options - Bordeaux, Limoges and Poitiers are all reachable within 75 minutes whilst Bergerac is 1hr 45 minutes away.
