The Republic of Malta is an archipelago in the Mediterranean Sea that has proved irresistible in turn to Phoenicians, ancient Greeks and Romans, Normans, Byzantines, Ottomans, the Spanish, French and British. Everybody who was anyone in history had a go at invading these beautiful islands that lie ca. 50 miles south of Italy and 176 miles east of Tunisia. This is partly due to the archipelago's strategically important location within the Mediterranean, and partly due to Malta's mild climate, fabulous food and friendly natives.
The national language is Maltese, but English is the official language. Covering merely 122 square miles that are occupied by a population of ca 450,000 permanent residents, Malta is one of the world's smallest and most densely populated republics. Buying a plot of land is therefore not cheap.
The republic is part of the European Union, and Malta's capital Valletta, is one of the most beautiful and historically interesting to visit. Boasting numerous lovely beaches, stunning historical sites, including some of the oldest pre-historic free-standing structures found anywhere in the world, and manifold things to do for tourists, Malta is not a cheap place for investors, but one that still has enormous potential. With the warmest winters of any capital in Europe, where even in December one enjoy more than 160 hours of sunshine, Malta is a popular place for retirees.
A new luxury one-bedroomed penthouse in Gizra with stunning sea views will cost at least 640,000 euros, and even something a little more down-market, such as an older two-bedroom seafront apartment in Gzira will cost 545,000 euros. Buying anywhere further inland will almost half the price, so the same size two-bedroomed apartment might now cost 265,000 euros.
Building a luxury residence in Rabat would difficult, as the historic town does not have many plots of land for a three-bedroomed palatial mansion, but some historic buildings can be converted into luxurious dwellings, offering an alternative for those looking to invest between 1,980,000 and 4,000,000 euros.
When looking for a plot of land it is better to look for something that already contains an existing structure, as it is not easy to obtain building permits for agricultural land that has never been built on. Land for sale in Malta currently includes plots near the popular village of Masarxlokk, where three tumuli (measuring ca. 3,545 sqm) of agricultural land with easy access to a road and a small building constructed before 1964 would cost ca. 250,000 euros.
Marsaxlokk is a charming fishing village in the south-east of Malta, close to Żejtun, Marsascala and Birżebbuġa. It boasts a Sunday fish market, popular with the village's 3,500 residents, and a weekday tourist market that sells about everything else.
Luqa has ca. 6,000 permanent residents and is a historic town with a pretty church dedicated to St. Andrew that overlooks the main square. The town is conveniently close to Malta International Airport, which means agricultural land for sale on the outskirts of Luqa can be expensive. A plot measuring 2,169 square metres would cost ca.. 371,000 euros. Panoramic views and good road access are guaranteed, as is planning permission, as long as plots fall within the MEPA development zone, although the final project must always be approved by local authorities.
