Located in the village of Carril, the property is set back off a quiet road with large frontage for parking a number of cars. There is a CAFÉ BAR and small grocery SHOP within a short WALKING DISTANCE plus two other cafe bars a little further up the road. There is also a butcher and fish shop plus small weekly market.

The town of FERREIRA DO ZeZERE is less than 10 minutes drive

away and provides everything necessary for day-to-day living; HEALTH CENTRE, SUPERMARKETS, BANKS, SHOPS, CAFÉ BARS, RESTAURANTS, SCHOOLS, WEEKLY MARKET and SPORTS FACILITIES, including a public indoor SWIMMING POOL which is free to use. The RIVER ZeZERE is less than 10 minutes away and offers opportunities for swimming, boating, fishing and water sports or just relaxing on one of its many RIVER BEACHES. The WORLD HERITAGE town of TOMAR, famous for its KNIGHTS TEMPLAR history and CASTLE is 20 minutes away; the city of COIMBRA approximately 45 minutes; LISBON and AIRPORT 1 hour 30 minutes, PORTO AIRPORT around 2 hours 15 minutes drive and the COAST just under an hour away.

The front of the property belies what lies behind the exterior walls; it is comprised of a series of interesting rooms providing a deceptively spacious house which would be relatively easy to reorganise with some demolishing and rebuilding of walls if required. There are 3 living rooms of varying sizes, 2 dining rooms, 2 corridors, sun room, utility/store room, small adega, kitchen, 4 bedrooms, a bathroom and a garage. The property also features original wooden shutters and many rooms retain their wooden floors which are in good condition. Set on one level, the property does have two good attic spaces that could be converted to additional living accommodation.

The front door opens into a large, light-filled sun lounge with old flagstoned floor and has doors leading off into a small living room with flagstoned floor and a larger living room that was once used as a village shop. This room has a tiled floor and retains the original display cabinets that were used for shop goods. Doors from this room lead to a small store room/adega at the back of the property plus another living room with wooden floor in the centre of the house. In the small store room/adega there is a wooden staircase that leads to the attic space above. From the adega a door opens into the rear corridor/hallway off which are the bathroom, kitchen and utility/store room. The bathroom has a toilet, bidet, washbasin and bath. The utility/store room is tiled with plenty of room for washing machine etc. There is an external door leading to the land at the rear plus rear access to the garage - the garage also has doors at the front of the house.

The kitchen features a charming, original rustic fireplace with small porthole window, painted wooden cabinets and marble worksurfaces, single sink and drainer, tiled floor and part-tiled walls. An archway opens into a dining area with plenty of room for a large dining table and chairs. From here, another corridor gives access to the second dining room and the four bedrooms - bedrooms 1 and 2 are slightly larger than bedrooms 3 and 4. At the end of the corridor, a doorway leads to a staircase up to the second attic. Bedroom one has double doors opening into the second dining room at the front of the property, which in turn has doors into the small, flagstoned living room. Attached to the end of the house there is a garage which currently houses the owners caravan.

The land at the rear of the property is largely flat and has wonderful views of the distant valleys and hills. A little judicious pruning of a couple of trees would allow an uninterrupted vista. There is a borehole with pump (not used for a while so current status unverified), an old well and various fruit trees including orange, lemon and cherry. There is plenty of room for a swimming pool or for keeping animals such as horses. Electricity and public water supply are connected; telephone was connected at one time so could easily be reconnected.

This property is highly recommended for anyone looking for somewhere that is not isolated, who would perhaps like to be part of the Portuguese community. It has good access to other towns, cities and the coast and is within a short distance of various cafes and the river. With some general cleaning the property is habitable and has the potential to become a lovely spacious home.
