Thomas Harper - Asset Folio

Few can say they have led the market through three market booms across three different continents, but Thomas has done just that since becoming involved in the real estate industry in 2000. Since founding Asset Folio with business partners Roberto Campolucci Bordi and Mark Strasek, Thomas has enjoyed considerable success in Marbella's revitalized luxury real estate market.

Kindly taking some time out of his busy schedule, Thomas talks to us about the intricacies of investing in one of the world's most luxurious places, the importance of knowing your customer and how the market has changed over the past 14 years.

  1. Could you tell us a little about Asset Folio, where you operate and what types of property you have to offer?

"At Asset Folio we have access to Marbella's largest selection of property listings provided by a local agent network of over 2,000 listing agents. More importantly, however, we carefully analyze all of our products before identifying the correct market that we bring that particular product to. This approach to the market has been one of the reasons behind Asset Folio's success.

Our expertise is in the area referred to as the "Golden Triangle" encompassing the property hotspots of Puerto Banus, Marbella's Golden Mile, Sierra Blanca and the exclusive gated community of La Zagaleta.

Our primary focus is investment property in the luxury sector, where our client base is predominantly from the Middle East, Far East, Russia and Northern Europe, and we cater to these clients by having a massively diverse selection of investment offerings to suite all tastes and budgets."

  1. What sets Asset Folio aside from others operating in the luxury property market?

"We're a young and dynamic real estate company and most importantly we enjoy working with our clients as much as we enjoy the properties and projects that we represent. I believe it's the combination of knowledge and passion that sets us apart.

Not only that, but we have 10 years' experience working with foreign investors, for example many of our clients are from the Middle East and so we have a very good understanding of how to look after those clients, what their needs are and why they like to invest."

  1. What attraction does Marbella hold for your Middle Eastern clients?

"Marbella can command high property prices and yet deliver on expectations. These are the reasons the Middle Eastern market tends to choose Marbella. They have the cash and prefer to choose a familiar and comfortable area that lives up to their expectations of luxury.

As well as this, Middle Eastern buyers are savvy and like to stay ahead of market trends. They like a workable re-sale market, as they have a tendency to buy and flip very quickly. This means that the fact Marbella commands strong comparable prices, and offers good value for money is something they find very attractive."

"If those qualities don't exist, then they simply won't buy!"

  1. What about the other buyers you cater for, what do they look for?

"Every buyer we cater for has different criteria and when we carry out a campaign we brand to the specific market whose criteria best suits that property or development be it German, Chinese, Middle Eastern etc. For example we had a townhouse project a little while ago that was walking distance to Puerto Banus. We recognized it would not suit the Scandinavian market but was a perfect fit for the Middle Eastern Market and so we targeted our promotional efforts to that specific market. As a result we sold 21 out of 24 properties on that development within 8-12 weeks.

The key to this industry is; knowing that every market has its own specific motivation, and the secret is to cater to those."

  1. Asset Folio has been going for 6 years now, how has the market changed since you started?

"It's changed hugely, Marbella in the early 2000's was inundated with a huge amount of real estate companies, because the market conditions were right, there was lots of property to sell and there was enough of a range and selection of property for everyone. With hundreds of developments under way agents could take their pick!

Some of that hasn't changed and the client is still very much there, but the market is different. With less product available agents operating in the area must now be more resourceful and make sure they package and distribute the right real estate product to the right client."
